Have you noticed increased chatter lately about the fall real estate market?  There is a good reason for that.  

Yes, yes, yes:  The spring and summer months are traditionally the busiest months for us REALTORS®.  This is because people seem to want to take advantage of the summer months to transition children to new schools. A lot of people tend to change jobs in the summer.  People want to capitalize on showing their house off when their spring gardens are at their peak.  Sellers and buyers alike want to capitalize on the long days to allow for as many showings as possible.  However, it is a pure myth that once fall hits the housing market tanks.  While many homeowners might think they need to wait until after the holidays to list their homes, OR that they need to take their listed house off the market for a few months, nothing could be farther from the truth.  Alternatively, some buyers might think they will have no options if they start looking for a new home now, but this too is faulty logic.  A balanced market is a strong market, and going into the fall, the local real estate market tends to maintain a balance that is good for everyone. Truthfully, there are numerous advantages for playing the real estate game in this last quarter of the year as the days grow shorter and the luscious green landscape turns golden. 

Fall landscaping can add charm and marketability to houses on the market.

  • Slightly lower inventory means less competition for sellers.
  • People change jobs and get transferred year round, not just in the summer, and they are usually even more eager to find a permanent place to live rather than having to move twice.
  • Fall and winter decor can add to the coziness of homes, and who doesn’t like the angle of fall light coming through the windows of your home?  Your house will have a different added visual appeal in the fall than in the summer
  • Buyers are still looking to capitalize on the remarkably low interest rates with mortgage lenders.
The angle of the sun in fall can really uplevel the appearance of your home.
