When selling your home, it is important to stage the home. This raises your chances of selling the home and getting more bang for your buck without breaking the bank. We have made it easy for you by listing a few simple and easy ways to stage your home.

#1 – De-personalizing

One of the first mistakes individuals make when staging the home is de-personalizing it. This means taking down the family photos and sentimental items that decorate your home. There is no doubt they have value to you, however the buyer does not want to see your personal items occupying their potential space. By removing your items, the viewer of the home can imagine where they might put their personal items. It allows them to become more connected to the home if they gain a sense of personalization.

#2 – Maximize Space

Second, clean up spaces as much as possible. This might be obvious, but it is easy to overlook the small details. The less items occupying a room, then the room appears to have more space. This includes some or all pieces of furniture. For example, when staging a bedroom you typically see it completely cleared out, or the space is occupied by a bed and a dresser. This also gives you the advantage of staging the bedroom to seem relaxed and a natural place to sleep.

#3 – Sanitize

While cleaning up a space is important, it is also important to sanitize it. Clean spaces make the home more welcoming and potential buyers will think the house was taken care of rather than neglected. An example of this would be sanitizing the bathroom. When people see the porcelain items in the restroom, they want to see a clean shiny surface ridden of any bacteria or filth. Cleaning and sanitizing will also help rid the home of any potential smells!

#4 – Neutralize

Outside the realm of cleaning, it is also a good idea to neutralize. This includes painting neutral colors in order to gain attention from all audiences. If you have eccentric colors, design, or wallpaper, then your audience is narrowed, and potential buyers are deterred. This correlates with de-personalizing the home.

#5 – Modernize

On the flip side of general maintenance and adjustments, additions of modernized items and appliances are recommended. The goal is to make the home lighter and brighter. Bold chrome or stainless steel items are modern and sleek. Play with color temperatures of a room to give it emotion and life. These adjustments appeal to the modern aesthetic people are trending on. The only exception to modernizing is if you have a period/theme piece that works with the rest of the aesthetics of the home.

#6 – Curb Appeal

The final action recommended when staging a home is giving some attention to the curb appeal of your home. Power wash the house and walkways. Plant flowers and put down fresh mulch and maintain the grass to add appeal. Make sure the windows are pristine and free of debris. Improving the curb appeal is crucial, because the inside maybe clean, but you need a welcoming exterior to entice people to explore the inside of the home.

The accumulation of the actions above are sure to maximize the aesthetics and value of your home. Even the implementation of a few of the practices above can bring you more traffic and monetary potential.
